EL TEZCALAME: REDEFINING LUXURY ALONG JALISCO’S UNTOUCHED COAST

Rising along Jalisco’s pristine Costalegre coast, El Tezcalame is set to debut in 2027 as a new model of sustainable luxury. Spanning 430 hectares—half of them protected reserve—the project will feature a Chablé resort, private residences, a butterfly sanctuary, a raicilla distillery, and eco-focused experiences designed to, in the words of GND Properties CEO Diego Gutiérrez, “redefine luxury as harmony.”

Part of a growing wave of master-planned communities (MPCs) from Punta Mita to Xala, El Tezcalame reflects the region’s rise as a global luxury hub grounded in conservation and cultural authenticity. With new infrastructure projects, including an airport near Chalacatepec, Jalisco is improving access while emphasizing responsible growth. “It’s a risky balance between developing and not developing,” said state tourism secretary Michelle Fridman, noting that sustainability remains central to the state’s 20-year plan for Costalegre.

Developers have pledged to protect wetlands, support local infrastructure, and create meaningful opportunities for nearby communities. As Fridman put it, “The real luxury of Costalegre is within its nature—barely touched by humans. Our goal is to keep it that way, while ensuring the benefits of tourism reach everyone.”
